Villas on the Côte d’Azur

At the eastern end of the Riviera, the landscape around Menton, Monaco, Cap Ferrat and Villefranche is compact, steep and intensely Mediterranean. Villas are often chosen for views, privacy and position above the sea rather than for large flat plots.

Around Cannes and Antibes, the balance changes: urban life, events, marinas, restaurants and beach access become more prominent. Moving west towards Saint-Raphaël, Sainte-Maxime and the Saint-Tropez peninsula, the scale opens up again and larger private estates become more common.

The old Villamania texts strongly emphasised waterfront villas. They remain rare and desirable, but they are not automatically the best choice. A property slightly above the coast can offer much more privacy, a stronger view and easier outdoor living.

On the Riviera, the practical details are often decisive: road access, parking, summer traffic, stairs, distance to the beach and whether restaurants can be reached without a car.

Cannes suits travellers who want a real town around them: restaurants, shops, beaches, events and a marina. Cap Ferrat and Villefranche feel more residential and discreet. Saint-Tropez is less about the town alone than the whole peninsula, where village life, beaches and nightlife sit within a relatively small area.

Mougins and other inland addresses can be a better choice when space, gardens and privacy matter more than being directly beside the water.

One of the strengths of the Côte d’Azur is how much variety sits within day-trip distance. A private home can become a base rather than a destination in isolation: coast in one direction, hill towns in another, Italy to the east, and the Saint-Tropez peninsula to the west.

That makes the exact position of the property as important as its design.
